What are the purchase costs?
Transfer tax of 3% on the higher of the objective or contract value, notary, registration with the Cadastre, lawyer and the agent’s fee. First-home buyers may qualify for exemptions.
What is the electronic building ID?
An electronic file with the property’s plans and permits, mandatory for every transfer. It is issued by an engineer; without it no contract can be signed.
Can I buy as a non-resident?
Yes. You need a Greek tax number, a bank account for the payment and, if you are not present, a power of attorney. The Golden Visa programme applies to purchases from €250,000 upwards in certain areas.
